Description
The Northern Lighthouse Board has committed to carrying out a refurbishment of their Headquarter buildings at 84 George Street / 62 Rose Street North Lane. A number of pre-project and investigative works have been carried out regarding utilisation of space within the building, the presence of Asbestos, energy performance, fire safety & fire stopping within the building and the condition of the electrical infrastructure. The electrical installation report, carried out in 2016, indicated various deficiencies with the current electrical installation within NLB-HQ. Much of the installation dates back to major refurbishments in the early 1970's and 1990's, and in the ensuing years many ad-hoc additions have been made. Specific issues include incomplete fire stopping and cables subjected to over-heating. NLB believes that there is now an opportunity to upgrade the general workspace within the HQ buildings, with the aim of creating a more modern, more agile, smarter working environment for staff. It is intended to make an investment in the building to bring the electrical installation up to current standards, followed by a general refurbishment of the building to make good these works and improve space utilisation. During 2020/21, Space Solutions carried out a space utilisation study of the building and have produced a recommended new design for the building layout, as detailed in their 2021 report. This design is to be taken as the basis of the new layout for the building rewire and refurbishment. In carrying out the refurbishment, there is also an opportunity to accrue benefits from carbon reduction and energy efficiency improvements as detailed within the Carbon Trust report of 2020, this report will be provided to the winning tenderer under a confidentiality agreement. We would also take the opportunity to improve the IT infrastructure, replacing Ethernet cabling with Cat6 standard cabling. Work to date has covered RIBA (Royal Institute of British Architects) Plan of Work stages 0, 1, and parts of stage 2. The scope of this proposal is to continue this work to completion of Stages 2 - 4.
