Description

The construction of two new residential buildings, known as Building A (17-23 Clement Road and Building B (22-26 Clements Road) and the associated external works. The two sites opposite each other on Clements Road will provide a total of 94 dwellings. The existing two council blocks which currently occupy the sites will be demolished separately by others prior to commencement of the Main works, including the construction of a new UKPN substation at the rear of the 22-26 Clements Rd site.

Total Quantity or Scope

Building A is a ground plus 9-storey high building consists of 54 dwellings of 1 to 2 bedroom flats. Part of the ground floor will be a commercial space and to be fitted out by others. The gross internal floor area is approximately 3,955m². There is a landscaped garden area to the rear. Building B (22-26 Clements Road) is a ground floor plus 10-storey high building consists of 40 dwellings of studio, 1 and 2 bedroom flats. The gross internal area is approximately 3012m². There is a landscaped garden area to the rear and also containing a new UKPN substation. Please refer to Section 11 for more details in respect of the UKPN substations and buried electrical mains reconfiguration works in Clements Rd.

Other Information

If the Authority chooses not to award the contract on the basis of initial tender responses, up to a maximum of the three (3) highest scoring bidders who submitted a compliant Tender Response will be invited to participate in negotiation with the Authority to improve the content of their Tender Response. In line with regulation 29 (14) PCR 2015 the Authority will not negotiate in relation to the Minimum Requirements or the Award criteria. However, in advance of negotiations, the Authority will inform bidders which areas of their bid they are interested in negotiating on and provide bidders with an opportunity to also highlight areas. Once the Authority is satisfied that no further negotiations are required, all bidders, if appropriate will be notified that the negotiations have concluded and will be invited to submit their final tenders. The Authority will re-evaluate the final bids in line with the method statements and award criteria.
