Description
Tonbridge & Malling Borough Council (TMBC) (‘The Council’) is looking to commission landscape evidence to inform the emerging Local Plan and provide a tool for development management decisions. Whilst local plan timescales have not been formally confirmed / agreed, it is likely that a Regulation 18 consultation will take place around Summer 2025, with the aim of Local Plan submission by the December 2026 deadline as currently proposed In the latest NPPF consultation. The landscape evidence will need to inform the Regulation 18 Local Plan and will include three individual studies: a borough wide Landscape Character Assessment, a Landscape Sensitivity Assessment around our sustainable settlements, a Landscape and Visual Appraisal of land and potential development sites (as submitted to our Land Availability Assessment) around our most sustainable settlements, currently proposed to be those within Tiers 1-4 and key junctions, and a borough wide Landscape Sensitivity assessment for Renewable energy (solar and wind). An optional fourth task is also included, which will consider whether there is potential to identify certain areas as Green Gaps, within the Local Plan.
