Description

Coventry University is seeking to appoint a contractor for the delivery of a project to refurbish the existing buildings at the Ryton site and convert them to provide office accommodation for various professional services functions. The works are spread across Redland, Reception and CAWR buildings and also include a package of external works. Details of the proposed works are included in the accompanying appendices, particularly Appendix 5. The proposals have been developed to RIBA Stage 3 and should be reviewed in order to give an overview of the scope of works and requirements and philosophies with regard to building services proposals. There is a desire within the University for the works to be concluded as expediently as possible as the relocation of the professional services functions unlocks a number of subsequent projects across the estate. It is anticipated that the work is to start on site in the New Year with completion of the works in March 2022. It has been decided that a two stage procurement approach is being adopted for the delivery of the scheme, with the selection of preferred contractor as detailed in this document and associated appendices being the first stage. The second stage will be the development of the development of a fixed price lump sum for the deliver of the works that is to be agreed by 1st December 2021. The contract will be JCT 2016 Intermediate Contract (refer to Appendix 8 for draft contract amendments) The design is being developed by the appointed consultants and this will continue whilst the first stage tender process is being concluded. It is anticipated that at the point a preferred contractor is appointed, detailed design packages will be available to allow for market engagement. It is currently intended that all elements of the design will be completed by the currently appointed design team, however there may be elements of the design which are transferred to the contract through Contractor Design Portions. These will be clearly identified to the Contractor and communicated at the earliest opportunity. The Design Team will not be novated to the Main Contractor.
