Description

Lancaster University is seeking to appoint a Principle Contractor to undertake the Spine Duct Strategic Improvements Project. It is envisaged that this project will span approximately 4 years which includes a 12 months rectification period. The contract will be awarded as a Framework so the University can Call off packages of work. The first package of work will commence mid-February 2023 until April 2023 and there will be a second Call Off commencing July 2023, completing before the end of September 2023. Further phases will then be awarded in Summer 2024 and Summer 2025. The project will target strategic and technical issues identified within the University Spine Duct, which is address Gas Detection and Heat Detection within the ducts in Phase 1 (February - April 2023). Phase 2 (July 2023-September 2023) will include Ventilation, Fire Stopping, Signage and Electrical Improvement Works to the South Spine Ducts. This includes an element of civils and buildings work at ground level. Phase 3 (July 2024 - September 2024) will include Ventilation, Fire Stopping, Signage and Electrical Improvement Works to the North Spine Ducts. This includes an element of civils and buildings work at ground level. The final phase (Phase 4) (July 2025 - September 2025) will include the installation of new gas pipework, gas isolation valves and bypass, making the existing Energy Centre circa 1965 gas pipework and duct redundant. The estimated value of the project over the 4 phase Framework is £1.6 million net construction cost, excluding VAT. Intended tender method: Design & Build - Single Stage - fixed lump sum for the first 2 Call Off packages of works (Phase 1 and Phase 2) on the basis of RIBA Stage 4 design information. Phases 3 and 4 will be lump sum at tender stage, with Open Book cost uplift for any costs increases, over and above the tender sum cost, negotiated and agreed with Cost Consultant and industry standard rates (BCIS) prior to award of each remaining Phase/Call Off package of work. The location of the site is Bailrigg Campus, Lancaster, LA1 4YW. This tender is not lotted. One contractor will be awarded to the Framework The University will host accompanied site visits on Monday 24/10/22 & Tuesday 25/10/22. A maximum of two attendees per tenderer is permitted to attend.
