Description
As part of the upkeep of Commercial properties NCCs Building Services Department are engaged to deal with planned preventative maintenance, including statutory functions, planned minor works, reactive maintenance works, associated remedial works and the management of void properties. In order to keep the properties in good repair and fulfil statutory obligations, we already have in place a number of contracts and frameworks, see appendix A as well as an in house M and E team who look after gas safe and electrical testing, projects and in hours repairs and maintenance. However, following a recent review we have identified significant gaps in provision therefore, require additional contractors to deliver the following services. Planned Minor Works Out of hours reactive maintenance works and any associated remedial works required. NB contracts are in place already for services listed in appendix A, and fall outside this requirement. Management of void properties. This is a preliminary market consultation exercise to help inform the Council to plan and structure a future tendering exercise detailed above and in the published documents document. We plan to return to market to conduct a full competitive public procurement in line with PCR2015 regulations at a future date. No contracts will be awarded by participating in this early market engagement activity.

Other Information
NCC would like to understand the interest from suppliers in relation to managing the maintenance of our portfolio of properties and if the framework becomes more desirable if we split the reactive and minor works packages. Additional supporting information can be provided for example, case studies on how you manage similar contracts and why that approach provides value for money for the contracting organisation. Please provide responses via the portal www.eastmidstenders.org before Midday 16th May 2023.
